An Office Building Set Within Green Surroundings

 

X2 Boutique Office is an impressive, Class A office building designed in a post-industrial style. The “boutique” nature of the building shape inspired by the architecture of London lofts guarantees a comfortable work and recreation experience. The building is located in the green part of Warsaw’s Mokotów district, and was designed by Polsko-Belgijska Pracownia Architektury.

X2 Office Boutique is at a strategic crossroads of two major traffic routes in Warsaw -- ul. Czerniakowska and Chełmska. The proximity to Trasa Siekierkowska and Łazienkowska makes the place easily accessible and has many attractions nearby, including Panorama shopping centre and many hotels. But this project is much more than a unique location, the building was erected in the quiet environment of government buildings and embassies, integrated in the green neighborhood of the Łazienki Park and the Morskie Oko Pak, it has a special place on the map of Warsaw’s iconic buildings.9

Business climate

The total area of the building is nearly 16,000 m2, of which the largest, most comfortable and well-lit work space part is located on five floors. The retail space is smaller, and totals 1,000 m2. The building also features a two-level underground car park with 143 parking spaces, 100 bicycle & motorbike spaces plus a changing room with showers. Additional parking places are also located outside the building. Impressive, 3m high interior screens provide an aura of spaciousness and luxury, intensifying the unique atmosphere of X2 Boutique Office. The central area of the ground floor houses the main reception desk and the lift/stair core with 4 lifts. Adjacent to the entrance lobby is a restaurant and a service area.

This unique project uses high quality finishing materials which, combined with a quality installation, have created a very special environment for work and business. This would not be possible without the Europe’s leading aluminum systems manufacturer - ALUPROF. The building uses, among others, the MB-SR50N mullion-transom wall system dedicated to light curtain walling. The form of mullion and transoms  had allowed the fabrication aesthetic façades with visible narrow dividing lines, thus ensuring the longevity and resistance of the construction. A large selection of mullions (65 mm – 325 mm) and transoms (5 mm – 209.5 mm), typical for MB-SR50N, plus angle solutions allow to freely design any aluminium developments and to change the rounding of profiles with a radius of 2.5 mm into a sharp edge, which largely enhances the aesthetics of the structure -- profile shapes allow to select mullion and transom profiles that are aligned with the inside of the façade. This makes the building’s glazing resemble a unified grid, which greatly facilitates the aesthetic and precise connections with the other elements of the development: interior walls and suspended ceilings. Other ALUPROF systems used in this project include fire façades MB-SR50N EI (EI60 class), MB-70 window system and MB-59 Casement sliding door system.

Bantamweight Office Building

X2 Boutique Office is frequently referred to as the bantamweight office building, even though it is not considerably big compared to its Warsaw competitors. The building never ceases to surprise with its extravagance. Post-industrial interiors and carefully selected tenants are 2 more compelling reasons that make this project unique.

One needs just a glance at the building’s façade to recognise its unique character. The combination of steel, glass and antique-looking bricks is rare in the urban landscape, especially when it comes to office buildings. This impression is enhanced by the building’s spacious interiors that are so vibrant in the evening.
